The feel
Westbank Centre is West Kelowna's downtown — the original main street district, now mid-transformation as new condos and services rebuild the core. It offers something scarce on either side of the bridge: genuinely walkable daily life at accessible prices.
One nuance matters here more than anywhere in the region: parts of the area sit on Westbank First Nation lands, where leasehold ownership structures apply. Leasehold can be excellent value — often dramatically lower cost per square foot — but the contract is the property. Reading those files is exactly the kind of work I do.
Homes and prices
Condos and townhomes dominate, typically roughly $350K to $800K, with detached pockets around the core. Freehold and leasehold sit side by side — same street, different legal animals, different financing. (Never offer on leasehold without the head-lease reviewed. I mean that.)

Schools & daycares: The area is served by School District 23 — verify exact catchments on their site — and licensed daycares and preschools operate in and around the area; search live availability on the BC child care map.
