The view that sells the Upper Mission
The feel
The Upper Mission climbs the hillside above the Lower Mission, and the higher you go, the bigger the lake views get. Kettle Valley, The Ponds, and the newer benches above them are planned family neighbourhoods — parks designed in from the start, newer schools, and streets full of kids.
It trades the Lower Mission's walk-to-the-beach flatness for space, views, and newer construction — the classic move-up neighbourhood for families who started lower down the hill.
Homes and prices
Housing is predominantly 2000s-to-new construction: executive family homes, view walkouts, and continuing new phases on the upper benches. Typical detached range runs roughly $1M to $2.5M depending on view, age, and bench. Lock-and-leave townhomes are growing as downsizers arrive. Beaches & swimming: Sarsons Beach and Cedar Creek Park wait at the bottom of the hill; indoor swimming at the H2O Adventure + Fitness Centre is a 10-minute drive.
Golf & rinks: Gallagher's Canyon is a short drive east; the Capital News Centre's ice rinks 10 minutes down the hill.
Shopping & schools: Mission Village at The Ponds handles groceries and daily needs on the hill, and Canyon Falls Middle School and Chute Lake Elementary serve the neighbourhood.
Schools & daycares: The area is served by School District 23 — verify exact catchments on their site — and licensed daycares and preschools operate throughout; search live availability on the BC child care map.
