The feel

Kelowna South is the band of tree-canopied streets between downtown and the Lower Mission — the hospital district, Guisachan, and the Abbott Street heritage corridor. It's one of the few places in the city where you can own a genuine character home and still walk to the beach, the hospital, and Pandosy Village.

The streets here were laid out generations ago and it shows in the best way: sidewalks, mature trees, and houses with front porches instead of front garages.

Homes and prices

The stock is 1940s–1960s character homes — some meticulously restored, some renovation projects — alongside newer infill and carriage-house lots. Typical detached range runs roughly $800K to $1.5M, with Abbott-corridor and lakeside properties well above. Many lots support suites or carriage homes, which matters for buyers offsetting costs. Beaches & parks: Strathcona and Kinsmen parks put beach access on the Abbott corridor, City Park is a short ride north, and Guisachan Heritage Park's gardens sit in the neighbourhood's heart (kelowna.ca).

Pools, rinks & rec: The H2O Adventure + Fitness Centre and the Capital News Centre's ice rinks are minutes south; Kelowna Secondary School's fields and courts serve the east side.

Golf & courts: Michaelbrook's course borders Guisachan, with public courts at City Park and Kinsmen.

Shopping, library & facilities: Pandosy Village and the Capri Centre cover shopping, the downtown Okanagan Regional Library branch is minutes away, and Kelowna General Hospital anchors the neighbourhood. Check heritage-area guidelines at kelowna.ca before renovating on the Abbott corridor.

Schools & daycares: The area is served by School District 23 — verify exact catchments on their site — and licensed daycares and preschools operate throughout; search live availability on the BC child care map.
