The feel
Lower Mission is the neighbourhood people picture when they imagine living in Kelowna: flat, walkable streets between Okanagan Lake and the hillside, mature trees, and a genuine village centre at Pandosy. You can bike to Gyro or Rotary Beach in the summer, grab coffee in Pandosy Village year-round, and still be ten minutes from downtown.
The mix of people is broad — young families near the schools, professionals close to Kelowna General Hospital, downsizers in the townhome and condo pockets near the water. It holds its value for a simple reason: there is only so much land between the lake and the hill, and everyone wants a piece of it.
Homes and prices
Expect established single-family homes from the 1960s through the 1990s, extensively renovated stock, infill builds, and a growing supply of townhomes and low-rise condos around Pandosy. Detached homes typically run from roughly $950K into the $2M-plus range closer to the water; townhomes and condos offer the walkable lifestyle at a significantly lower entry point. Golf: Michaelbrook's fairways are minutes away, with a half-dozen more courses within a 15-minute drive.
Shopping & facilities: Pandosy Village's shops, cafés, and restaurants, the Lakeshore and Gordon plazas, and Kelowna General Hospital and Okanagan College on the neighbourhood's edge.
