The feel
Christian Valley runs along the Kettle River east of Big White country — genuine rural BC, where properties are measured in tens of acres and neighbours are measured in kilometres. This is recreational and self-sufficiency land: off-grid cabins, riverfront parcels, hobby ranches, and hunting-country acreage.
Buyers here are deliberate. They want water, timber, privacy, and elbow room — and they need someone who understands wells, septic, access easements, and Crown land boundaries. That's land-file work, and it's my lane.

Expect acreages and recreational parcels across a wide range — from double-digit prices for raw land to $1M-plus for developed riverfront ranches. Zoning, ALR status, water rights, and access determine value here far more than square footage. (Talk to me before you offer on anything — rural files hide their problems.)

Backcountry: Crown land, forestry roads, sledding, and hunting country in every direction; Big White's resort services are up the highway.
Services: This is rural: fuel and basics in the valley, full services in Kelowna roughly 90 minutes west. Regional information via the Regional District of Kootenay Boundary and Regional District of Central Okanagan.
Schools: Rural catchments and bus routes apply — verify with the local district before committing with kids.
Schools & daycares: The area is served by School District 23 — verify exact catchments on their site — and licensed daycares and preschools operate in and around the area; search live availability on the BC child care map.
